Lesley provided an excellent report with friendly efficiency. Very experienced so total confidence in recommending her service. Received EPC within 3 hours.

Brilliant. Lesley Simkins, on the phone, pointed out simple common errors made by another (inexperienced) EPC assessor who just had made our rental house unrentable by just one EPC point. Due to Lesley, we now have the proper E rating, and don't have to pay out £000's for unnecessary work advised by the other assessor, that would have actually degraded the house. Days of necessary panic to landlord and tenants now over. The whole episode took days of effort and research and consultations to try to sort out. Once we found Lesley, problem instantly solved.
Advice to everyone: Choose an EPC assessor with long experience. Especially if you have electric only wall hung radiators, even the brand new so-called 'eco' variety. These are pretty disastrous for current (EU!) EPC rules - and the only sensible option for many of us in rural non-gas Norfolk. And be aware, if you had an E rating 10 years ago, you may not have an E rating now. Regs have changed.
AND BE AWARE if you have a 1970s house, be sure to check its age. Built pre 1975 is 5 points less than post 1975, which were better insulated.
